Site Visit & Site Analysis

Architectural site analysis is essential for developers as it:

  • Maximises property potential by revealing site opportunities and constraints.

  • Ensures compliance with planning controls, reducing delays and legal risks.

  • Informs accurate cost and feasibility assessments.

  • Supports sustainable and environmentally responsive design.

  • Guides design decisions for better functionality and community fit.

  • Mitigates development risks and simplifies approvals.

Development Controls Research

Development controls research helps developers navigate planning regulations and site constraints, ensuring a smoother project journey from concept to approval, it:

  • Ensures compliance with local planning controls.

  • Reduces approval and construction delays.

  • Informs accurate design, planning and budgeting.

  • Minimises development risks.

  • Strengthens relationships with councils and the community.

Final development control advice is subject to planner review.

Concept Massing Diagram

Massing diagrams help developers quickly understand how a project might take shape on a site. They:

  • Visually communicate the project’s scale, form and layout.

  • Support early design and feasibility decisions.

  • Highlight potential constraints and opportunities.

  • Improve collaboration with architects, investors and planners.

  • Provide a clear foundation for detailed design development.

Concept Solar & Shadow Diagrams

Concept solar and shadow diagrams help developers understand how sunlight and shade interact with their site and design. They:

  • Evaluate sun paths and shadow impacts to optimise natural light and shading.

  • Demonstrate compliance with planning and building regulations.

  • Inform building orientation for comfort, energy efficiency, and amenity.

  • Clearly communicate light and shadow impacts to councils, neighbours, and stakeholders.

  • Identify and resolve potential sunlight or overshadowing issues early, reducing approval risks and streamlining design decisions.

Concept GA Drawings

Concept drawings are essential in the early stages of design, capturing the project’s intent, spatial layout and key relationships. They illustrate massing, form and flow without delving into detailed specifications.

Concept plans typically show how spaces connect and function within the building, offering a clear overview of the project’s organisation and design direction.

Concept CGI's

Benefits of perspective views:

  • Visualising concepts: Realistic views help developers showcase projects to stakeholders, investors, and buyers.

  • Marketing and sales: Enhances presentations and materials to attract interest and investment.

  • Design validation: Test ideas before construction, reducing costly changes.

  • Stakeholder communication: Clear visuals support discussions with authorities, communities, and partners.

  • Investment attraction: Compelling imagery draws investors and boosts project success.

Concept Report & Schedules

They clarify the project vision, aligning stakeholders around goals, design intent, and market needs. They streamline communication, support efficient decision-making, and identify risks early to reduce costly changes. Structured schedules manage resources, timelines, and costs, while improving coordination and keeping projects on track for successful delivery.

Every successful development begins with trust — and that starts with the community. Engaging early with local residents, councils and stakeholders helps identify opportunities, reduce risk and create lasting value for everyone involved.

Too often, developers face resistance not because of the project itself, but because the community feels unheard. That’s where Local Loop, our digital engagement tool, comes in — turning consultation into collaboration.

Led by Arthur Stefenbergs, the Community Engagement package helps you build stronger relationships and gain clearer insights before design or approval stages progress.

This phase typically spans 1 to 3 weeks.
